North City sets a new environmental standard. The site plan allows architects to take advantage of solar heating in winter and of prevailing coastal breezes in summer, use water sparingly and recycle wherever possible, and provide for renewable energy throughout. As an infill site, North City uses existing infrastructure, including major roads and freeways, transit, utilities, and educational institutions.
The North City plan has been designed to meet the draft standards of the LEED-ND (Neighborhood Development) Rating System by integrating smart growth principles and green building into the overall neighborhood design. In addition, new construction will adhere to environmental rules set by the City of San Marcos, including a state of the art storm water treatment system for the entire community.
